Our lettings promise to you

  • We will manage your rental safely and professionally, and under the regulation of the UK Association of Lettings Agents, Safe Agent, The Property Redress Scheme, and the Deposit Protection Service to ensure you and your tenants are fully protected.
  • We will advise and support you through all aspects of letting your property, including everything from refurbishment advice to choosing home insurance: our dedicated team will be on hand to help.
  • We will agree any work or repairs on your property with you, or work to a pre-approved budget, using our contractors or your preferred contact.
  • Whether you are an experienced property investor with a large portfolio, or if this is your first investment property, we will have the right package of services for you

Tenant Introduction

Our Tenant Introduction service includes the following management aspects:

  • Full market appraisal of your property, with advice given on any repairs or refurbishments that should be undertaken before advertising to let. Advice offered on the level of rent you can expect to achieve, the responsibilities you have as a landlord and the responsibilities your tenants will have. Arranging any safety testing or certification that may be required.
  • Marketing of your property on Rightmove with all photographs and property details including room measurements and descriptions in the advertising information.
  • Finding the right tenants for your property, carrying out accompanied viewings and arranging independent references and credit checks.
  • Preparing tenancy agreement documentation and arranging signatures.
  • Arranging for the secure handling of the deposit with the Deposit Protection Scheme, liaising with the tenant.

Tenant Introduction & Rent Collection

Our Rent Collection package comprises everything in our Tenant Introduction package, plus:

  • Arranging for an independent inventory of the property to be carried out.
  • Liaising with the relevant utilities companies and the local authority to ensure that accounts are managed accordingly.
  • Collecting rent each month and paying it into your account. We operate a separate client account to manage all client money and we belong to UKALA (UK Association of Letting Agents) to ensure protection of clients’ money and their peace of mind.
  • Providing you with a comprehensive monthly statement of account.
  • Managing the renewal of the tenancy at the end of the agreement, reviewing the level of rent, serving notices on the tenant where required and when renewing a tenancy.
  • Handling the process of checking in the tenants, taking utility readings.

Tenant Intro, Rent Collection and Full Management

Our full management package is a comprehensive set of services that will take care of everything you need to successfully let your property. Included in this package is everything in the Tenant Introduction and Rent Collection packages, plus the following:

  • Visiting the property at agreed intervals to ensure the property is being appropriately used and maintained.
  • Liaising with you and your tenants to deal with any maintenance and repairs that need to be carried out, providing quotations from our approved contractors for your sign-off and managing the work through to completion.
  • Managing ongoing requirements such as regular gas and electrical safety checks and any issues that the tenant may raise.
  • Providing a 24hr emergency call-out service for your tenants, resolving urgent issues if they should arise.
